How it works

	You transfer your home to the Zoological Society of San Diego subject to a life estate.
	You enter into a contraact with Zoological Society of San Diego for a charitable gift annuity, which pays you a fixed income for life.
	You continue to enojoy the use of your property, while continuing to be responsible for taxes, assessments, insurance, utilities and maintenance.
	The property passes to the Zoological Society of San Diego when your life estate ends.
	The Zoological Society of San Diego sells the property to a third party.
